Sacramento's family plumbers since 1994
Leaks, clogs, water heaters and whole-home repipes, handled by our own licensed plumbers. Upfront prices before we start, a clean floor when we leave, and our warranty in writing.
Behind the drywall
Most plumbing fails where nobody looks: a pinhole in a copper line, a shutoff valve that hasn't turned in twenty years, a trap that lost its seal. We fix what you called about, then show you what we found behind the wall. Scroll to see how it all connects.
How your plumbing works
Water comes in from the city main through your meter. The main shutoff, where the line meets the house, is the one valve everyone at home should know how to close.
Curb box · ¾" or 1" serviceStreet pressure can top 100 psi. A regulator brings it down to a pressure your pipes, hoses and fixtures can live with. Code calls for one when the street is over 80 psi.
Set to 55–65 psiCold water in, hot water out. A temperature and pressure relief valve and two seismic straps are required on every California install, and we check both on every visit.
T&P valve · two seismic strapsHot and cold lines run through the walls to every fixture. Old galvanized steel rusts shut from the inside; we repipe in PEX or copper.
PEX or Type L copperEvery sink and toilet gets its own shutoff valve, so a leak at one fixture never means turning off the whole house.
¼-turn angle stopsEvery drain has a trap that holds a little water. That seal keeps sewer gas out of your home, and it's why a drain nobody uses can start to smell.
Water seal blocks sewer gasA vent through the roof lets air in so drains flow without gurgling. Underground, the sewer lateral carries everything to the city main, and its old joints are where tree roots get in.
Cleanout at the property lineWhat we do
No subcontractors in your walls. The plumber who finds the problem is the plumber who fixes it, and the one who answers the phone years later.

How it works
A real dispatcher, not a phone tree. Emergencies get a plumber on the way; everything else gets a two-hour arrival window.
Your plumber finds the cause, shows you photos or camera video, and explains your options in plain English.
A written, flat price for the job before we start. No hourly meter running and no surprises on the invoice.
Drop cloths down, shoe covers on, and the job done to code, with a permit whenever one is needed.
We pressure-test, run every fixture we touched, clean up and walk you through it, with your warranty in writing.
24/7 emergency plumbing
Water damage gets worse by the minute. Call the emergency line and a licensed plumber is dispatched right away, usually at your door in about an hour, with a truck stocked to stop the leak and fix it on the first visit.
While you wait: shut off your water
Find the main shutoff. It's usually on the front wall where the line comes up from the ground, near a hose bib, or in the garage by the water heater.
Turn it clockwise until it stops. A lever valve is off when the handle sits across the pipe.
Open the lowest faucet in the house to drain the lines, and turn the water heater to vacation or off.

Our tank started leaking on a Sunday night. They had a new 50-gallon in by Monday noon, with the permit, the straps and an expansion tank the old one never had.
They swapped our old tank for a tankless on the garage wall and upsized the gas line so it actually keeps up. The crew lead sent photo updates all day.
Our water bill doubled and there was a warm spot in the hallway. They found the leak under the slab in an hour and rerouted the line through the attic instead of breaking up the floor.
A pipe burst under the kitchen sink at midnight. A real person answered, a plumber was here in 50 minutes and the water was off in five.
They repiped our whole house in PEX in three days and patched every hole in the drywall. You honestly can't tell they were here.
Roots from our sycamore kept backing up the sewer. They showed me the camera video, lined the pipe without digging up the front yard, and it's been clear since.
Two new toilets and a kitchen faucet, flat price up front, done in a morning. They even hauled the old toilets away.
Honest. They told me my water heater had a few good years left and just replaced the relief valve. Guess who I'm calling when it's time.
Ran a gas line to our new outdoor kitchen and fire pit, pulled the permit and passed inspection the first time.
Our 1979 house still had the original copper and kept springing pinhole leaks. They repiped it in three days and patched the drywall so well we didn't need a painter.
The kitchen sink kept clogging. They jetted the line instead of just snaking it and showed me the grease on camera. Fair price, no upsell.
They found our water pressure at 110 psi, which explained the leaking toilet valves and the banging pipes. New regulator, and everything is quiet now.
A pinhole leak in the wall behind the shower. They opened the smallest hole possible, fixed it and showed us the corroded piece they cut out.
We signed up for the drain plan because of our big oak's roots. They clear the line twice a year and send the camera video every time.

Repairs start with an $89 diagnostic visit, and that fee goes toward the repair if you go ahead. Estimates for water heaters, repipes, sewer replacements and remodels are free.
Yes. A real person answers the emergency line around the clock, and an on-call plumber is usually at your door in about an hour.
Most standard 40–50 gallon tank replacements run $1,900–$3,400 installed, including the permit, seismic straps, expansion tank and haul-away. Tankless usually runs $4,200–$7,500 depending on the gas line and venting.
Two years on our workmanship for repairs and ten years on whole-home repipes, plus the manufacturer's warranty on parts, fixtures and water heaters.
For most indoor work, yes, or someone who can let us in. For sewer cleanouts and outdoor gas lines, access to the yard is usually enough. Your plumber texts when they're on the way.
